  1. How does the process begin?  Lakeside Offers basics services that are a four part process to provide you a design solution before you proceed into construction documents and construction.
  2. I am not sure if I can build what I want?  Our staff will provide a brief no obligation visitation to give you a good idea of the feasibility of your project.
  3. When should I bring on an architect?  The architect should be the first consultant that you hire.  He can coordinate the overall consultant use and lower your engineering fees by focusing the consulting work of the engineers.
  4. Should I hire an engineer prior to the architect?  Hiring the engineer before the architect increases the work and fee of the engineer because he does not have a complete overview of the scope of the project until the project      concept is designed by the architect..
  5. What are the fees for design?  The cost for a project includes a typical minimum fee of 5% to 8% for a full servicee agreement, whether or not an architect is hired. Someone has to execute the documents preferable an architect.
  6. What is my budget for my project?  Lakeside Architect prepares a conceptual budget during the design phase and a detailed cost /budget sheet during the construction budgeting phase to accommodate the goal of the client.
  7. How can I ensure that I will get energy efficient and quality construction?  Hire a experience licensed architect that has extensive AIA training.
  8. How do I get a construction permit?  Our office will obtain the required permits for commercial or residential development. This may include permits for new construction, remodeling, demolition, tree removal, addendum, or sign permits. Also will coordinate all submittal items and work with local government officials until the permit is released.
